Join the Positive Club
Recently, I was being interviewed
for a radio talk show and I was asked to give my
prognosis for the future of our economy. Of course,
I'm not an economist but I do believe we could turn
the economy around overnight if we wanted to. How?
Simple. If someone started a Positive
Club and EVERYBODY joined
that's when positive changes will occur.
If we could create a way for everyone to talk
positively about our country's future, the products
and services we produce, the companies we work for
and our lives we could really change the world, but
first let's just start with our industry.
So, I'm going to start a Positive Club. It
will be simple. Our mantra will be "We heard the
economy is slow but we decided not to participate."
There will be no fees, no dues, anyone can get in
and there are only two rules.
Rule #1. We all respond positively whenever
we are asked a question. What do you think
of the market? How is the economy? How is your
business? Answer all of these and more on a
positive note and watch the change occur. Why? If
you fight a negative with a positive, the positives
always win.
Zig Ziglar, (whom I am proud to call my personal
mentor for 32 years) has recently released his
powerful new book titled Better than
Good. He could be the founding
father for the Positive Club, because he lives by
this rule. Whenever he's asked, "How are you Zig?"
He'd always reply in that slow southern drawl,
"Better than good!" Go ahead, say it out loud three
times: Better than good! Better than good!
Better Than Good!
From now on respond "better than good" whenever
you're asked a question and watch the smile appear
on the face of the asker. It is what everyone wants
to hear, rather than saying: "So-so." "Could be
better." "The market is terrible."
Rule #2. If you have
anything negative to say, go to a private room and
say it to yourself. Spreading negative
comments or energy is a fast way to get kicked out
of the club!
Go ahead, try to prove me wrong. Put the practice
of positive response into place and feel the impact
in your immediate relationships, your office, your
company and your market. Heck, maybe even your
state! The country?
I can see it all now. Everything turned from
negative to positive and it all started with you --
when you joined the Positive Club.

The Five Rules for
Preventing Fall-Throughs
Recently Floyd brought
together all of his coaching students. They
represented real estate markets from coast to
coast and he had them discuss one of the most
prevalent conditions currently faced in the
industry: Fall-throughs.
Seems to be a common challenge in most
markets--right? Deals are written and accepted,
and somewhere prior to closing/settlement ' the
deal dies.
What can an agent do to help prevent
fall-throughs?
The group, with many, many years of real
estate experience, collectively agreed to the
following five rules:
1. Educate all of your clients (buyers and
sellers) in worst scenario expectations. As we
say in our class, "Prepare them for the worst,
keep them hoping for the best."
2. Insist each buyer is pre-approved or at a
minimum, pre-qualified.
3. Take control of what needs to be done on
both sides of the transaction wherever
possible. Don't always assume that the
co-broker or other agent is qualified to handle
the challenge.
4. Communicate all of your minimum expectations
to the buyers and sellers up front. (We will
work together a minimum of ___ hours. I will
show you at least ___ properties. If you see a
home you like, I will expect you to make a
decision.)
5. Exhaust all negotiating possibilities. In
other words, all your presentations are face to
face, not over the phone. Use time and
possession whenever possible as tools when
buyers or sellers have a need. Even get
involved, if possible in the presentation if
selling with a co-broker.
Follow these five rules, fine-tune your
negotiating skills and you'll be able to help
eliminate this common challenge in today's
market.

Jason Edwards, Triathlete
 It's
been a busy summer so far for trainer Jason
Edwards. Jason recently graduated two groups
from Houston and San Antonio and collectively
those agents brought in 1.22 listings and/or
sales per person/per week for their firms. In
addition to that, they generated 2.0 referrals
per person/per week! Jason also accepted an
invitation
to host the annual HRC gala in Austin in
December.
After a brief beach vacation, it's back to
speaking and training.
Training fantastic Floyd Wickman students and
training his body for
triathlon races. If you were at Masters this
year, you may remember
Jason mentioning on stage plans to compete in an
Ironman race in 2008.
Well, the time for registration rolled around so
it's official:
Sunday, July 13, 2008 Jason will compete against
athletes from all
over the world in Zurich, Switzerland. Regular

and eventually, GPS tracking on race day will be
