Floyd's Perspective...
Teamwork Makes the Dream Work

Your office and company just had a wonderfully productive month.  Wait.  How can that be?  The market is slow, sales are down and fall throughs are up right?  What did you do to produce that much business?  You formed yourselves into a team.   

Sound simple?  It is.  A group of people working together as a team can far out-produce the same number of people working individually. Why?  Because, the power of teamwork ignites synergy.   Just like the combination of turning the key causes the starter to turn the engine over which fires the sparkplugs which causes the gasoline to fire which powers the automobile, the synergistic energy produced by individuals who are working together will compound and cause an increase in production.                                       

I've known this since the days of managing 8 agents to collectively produce 23 closing each month for 4 consecutive years.  I see this almost daily in our S.M.A.R.T. SELLING Program.  People do an amazing amount of business during the program only because they are part of a team.  I have worked with people in my coaching program that did well during the program but not after.  When I probe for the reason why, I find that the individual admits they produced "for the team" because they felt an obligation "to the team."  I can't tell you why our nature makes us behave that way, but I can confidently show you how to make it work for your group of people.  Would you like to know how?

First, let me clarify what is NOT a team.  A group of people who like each other is not necessarily a team.  People that have been together a long time, while unusual, will not necessarily make a team.

There are 4 components of a team:

1.  A common goal.  Maybe you can have your people collectively shoot for X number of in-office appointments, or X number of price reductions, or X number of homes shown.  Make it whatever your organization needs at the time.  The caveat is this: Make sure you are not making this an individualistic effort by working toward X number of "somethings" each but rather a grand total of X "somethings" so that all people shoot for that same number.  For example:  15 people X 2 appointments each.   They will probably not be able to each produce 2, but for sure they can collectively produce 30.  This simply is the power of synergy.

2.  Integrated activities.  Each person must agree to do whatever they can to achieve the common goal.  Even though they may not be able to contribute equally to the numbers they can contribute somehow to make it easier for others to achieve the goal: i.e. one agent covers the floortime for another to allow the other to conduct an appointment.

3.  Good leadership.  Someone has to take on the responsibility for (1) talking things up; (2) collecting and displaying the current tally; (3) getting on anyone who is not doing their best toward achieving the goal; etc. etc. 

4.  Individual commitment.  Teams can only be made up of individuals who want to be part of that team.  There are countless stories in the sports world where an individual, is unhappy being there and that can destroy the spirit of the whole team.

So, take the initiative.  Build your group of individuals into a team.  Focus on in-office appointments, price reductions, homes shown or any other activity and watch the production grow.

Soft Market Selling Tips
Slow Market? What Slow Market?

Wow! What a powerful series of messages we received this year at Master Sales Academy! Not the least of which came from our panel of 6 agents who combined to post 545 transactions in 2007. What did they teach us? Ignore the market, it is what it is, and just put deals together like we all know how to do. Go back to the basics. Stay sharp as a salesperson. Thank you to Pam King, Suzy Morrison, Tim Reeder, Nancy Baalman, Mike "Buzz" Buserini and Joe Luna.

And just in case we didn't say it enough: What do you need this year to have your best year? Three things: R Group, Focus Organizer and SMART Week.

R Group: The right two or three people to be responsible to and for. Create accountability, make and keep commitments, share techniques and solve problems. And the key to R Group longevity? Get by giving. Give to the group first, and you will get what you need from the group.

Focus Organizer: Everything you need to hit your goal for the year. Put your Purpose into your goal, and your goal into your Purpose. Track SMART Numbers and measure your progress with the Reverse Thermometer. Build selling skills and turn weaknesses into strengths.

SMART Week: Get in total control of your time. Schedule to prevent wasting time. Color code to create balance. Top 5 to focus on what's important each day. Reengineering to cure "overwhelm" and "wheel spinning." And A.H.A. to prevent staying stopped when adversity strikes.

And finally, don't forget your affirmation / pledge / code of conduct, so that you are always guided to do and say the things that contribute to your success.
