Floyd's Perspective...
Nothing Lasts.

I'm starting to realize that many people tend to think I'm always positive, energetic, enthusiastic and focused because when they see or talk to me, I seem to be always "on."   If ever I'm asked, "Are you always this way?" my response is usually to say, "Well, not always, but when I'm not, you'll never see it!"    

Their next question is, "How do you stay almost always positive especially during the tough times?"  

The answer is simply this:  Nothing lasts.  When you've been around long enough and you're really paying attention and you are able to look back on life and realize that nothing lasts, not the good or the bad, it gives you a sense of valuable perspective. 

When things are good and you know nothing lasts, you are more apt to appreciate it more, celebrate the good, savor all the moments. If you think the good is going to last forever you tend to waste the moment, put off the enjoyment, postpone the celebration. Conversely, when things are bad such as tough markets, struggling economies or personal strife and you remember that nothing lasts, you realize you can still have hope and optimism and that gives you the energy you need to move past the bad. 

I encourage you to accept whatever comes your way and stay positive, energetic, enthusiastic and focused not  just during the good but the bad times as well, because after all--nothing lasts.  Oh, and by the way, if ever you are NOT feeling positive, energetic, enthusiastic or focused, take a tip from me and never let it show! 


Just remember, NOTHING LASTS.  Wishing you an extraordinary month and an incredible year ahead!

Soft Market Selling Tips
Expect the best...plan for the worst.

Everything we need to do to be successful in real estate sales has stayed the same or at least very close to it.  The processes have stayed the same, methods have changed very little and the necessary skill sets to thrive in this industry are the same. Even the formula for getting the highest return on your time investment hasn't changed. 
Such as:

'  Each week work on bringing in a salable listing first
'  CITO all buyers
'  Sell in-house inventory

What has changed?  The numbers.  Coaching agents this year has opened my eyes to the fact that success ratios and how they apply to hot market vs challenging market. 

Here are just a few examples:
1. The pie is small so you have to have a larger piece of the pie.  If you normally carry X number of listings and the market is down by half you have to carry double XX.

2. Buyers are looking at more properties before they buy.  Therefore if you normally have to show 8 to make a sale maybe now you are going to have to show 12 to make that same sale.

3. There are a higher percentage of "fall-throughs"  If you normally have one out of 5 fall through, and now it's two out of 5, then for you to have 20 closings for the year you than have to sell 20% more to end up with the same.

So what is my advice to you?    When you plan your goals and activities, use the new numbers as a way of preparing yourself for the worst.  More importantly I want you to not be disappointed when the "same things I used to do" aren't working for you.

Expect the best...plan for the worst.
