Floyd's Perspective...
We Get by Giving

Anyone who has ever known me, from trainers and colleagues, to students, mentors and friends know that I try to live by a “Get by Giving” philosophy.  In fact, it has been the #1 core value for the organizations I have built. 

I remember the impact I felt the first time I heard my “big brother” Zig Ziglar say, “You’ll get everything in life that you want if you help enough other people get what they want.” 

Giving and Taking.  I wasn’t a big “giver” back then; I was more of a “taker.”  After studying people like Zig Ziglar, Og Mandino and others and implementing this “giving” principal I began to see my career and life change for the better.  What I learned from these masters, and even the bible which tells us that “it is more blessed to give than receive,” is that it is a wonderful feeling to watch other people receive something they greatly need.  And so, along the way the “Get by Giving” philosophy became a way of life and business for me. 

That “Feeling.” Do you know what it’s like when you are at the end of your rope and along comes someone who ties a knot in the end to keep you from falling?  I sure do.  I was in Real Estate for maybe just ten months at the time.  I was flat broke, driving a Buick Special that was rust, and I’m not talking color.  I remember going to my mother’s house crying because I felt like a failure.  Back then, with a father who was a gambler and a brother who was an addict, my mother didn’t have much.  Still, she looked at me, got up, crossed the room, moved a dresser out of the way of her hiding place and retrieved her purse.  She then pulled out a handful of dollar bills, peeled off three of the five and said, “Here son, sometimes when a man has a couple of dollars in his pocket--he just feels better.” While that may not sound like a lot of money today, back then it was enough to get a burger and put enough gas in the car to show houses.  I can tell you that I never forgot that “feeling” she gave me that day. 

Missed Opportunity.  What a terrible feeling it is for both people when we miss an opportunity to help someone.  In fact, that happened to me once, and it is one of my biggest regrets.  I was in the Seattle airport, flying back from a successful speaking event and I came across a young man who was shabbily dressed, carrying a duffel bag and talking to the ticket agent.  He had lost his ticket.  I watched as this kid ran all the way to the ticket area and then back to the gate searching for his ticket and yet couldn’t find it.  They called for boarding and I got on the plane and left.  In the air, I couldn’t help but feel that I should have done something.  I could have easily given the agent my credit card and paid for the kid’s flight, but I didn’t and because of that, I still see his face today.  It haunts me to the point where I will never purposely miss a chance to help someone again. 

Live and Learn.  I challenge you to fill your life now with those instances where you can reach out and help people.  You will learn how it inexplicably comes back to you in unexpected ways.  I could give you many, many examples.  One in particular that I remember was a time when I was driving down a freeway and saw a woman on the other side pulled over with a flat tire.  I got off at the next exit, turned around and paid a guy to go and fix her tire and never told her who I was.  The following week, I received two unsolicited referrals at a time when I really needed the business.  Some may call that a coincidence, but not me.  When you live by this concept, it happens more times than you can imagine and if I had the opportunity I could offer story after story of personal experiences that would prove it to you!

Just Give.  Remember “giving” doesn’t have to be monetary.  Help a new agent develop a new skill.  Reach out to someone having a bad day.  Fix a flat tire.  Whatever it is, adopt the “Get by Giving” philosophy in your life and career and I can promise you, it can and will make all the difference.

Soft Market Selling Tips
Developing Tiger Traits

Whether you follow golf or not, you’ve more than likely heard of Tiger Woods. He has become just about unbeatable in the game and the intimidation factor his mere presence brings to the final round in a tournament causes his competition to fold.

Time and time again, when paired with Tiger on the final day, professional golfers blow up and beat themselves, defeated before they even make it to the first tee. How did this unprecedented success happen for Tiger Woods? Is he blessed with more natural talent than the thousands of people who seek to make a living playing professional golf? Does he have some unique DNA? Is he just luckier? Is he taking performance enhancing drugs?  No.  Tiger’s talent lies in his ability to stay focused on the core of his craft. 

In a recent Golf Digest article, experts analyzed and isolated three key reasons they believed made Tiger is often unbeatable. For those of you looking to be the same in today’s market, might I suggest you take a lesson from the most financially and competitively successful athlete of our time and apply these three “Tiger traits” to your life and career and truly win at what you do.

REASON #1-CONSTANT SKILL IMPROVEMENT:  Tiger seeks out the best teachers, coaches, support staff and advisors. He consistently works on improving his golf skills, before and after a performance.

Questions: How many times this year have you sat down after a listing appointment and analyzed what happened and why?  How many times have you role-played your pricing presentation or hesitation handling with your Mentor Group and asked for honest feedback and critique?  How often do you take a look at your business SMART Numbers and learn from them?

REASON #2-CONCENTRATION:  This is called “playing within yourself.” For Tiger, it means forgetting about the golf course he’s playing, because it’s the same for everyone.  It means forgetting about the competition, because they’re going to do what they’re going to do. Tiger focuses on his performance, one shot a time, one hole at a time, one round at a time and one tournament at a time.  When you perform in front of thousands of enthusiastic fans, you have to rely on muscle memory and routine created from practice. Beyond routine, we also need the ability to block out all the negative and distracting influences.  That comes from concentration.

Question:  How often do you let the media and the mood of the market distract you from performing the individual task at hand?  Negative Ned won’t write you a check at the end of the year for spoiling your day today with his negativity, will he? So, don’t buy into it. Our students this year have proved once again that THE economy doesn’t have to determine YOUR economy. They are still producing an average of one listing or sale per person per week. WHY? Simple, because they are making calls, talking to people, going on appointments, inviting buyers into the office, showing houses and presenting offers. In other words, they are doing the basics; one call at a time, one day at a time, one week at a time.

REASON #3-FUN:  The difference between winning and losing on the PGA Tour usually boils down to who can make the most putts. Invariably the best putter that week is at or near the top of the leader board, and Tiger has made more crucial putts than anyone in history. When he was asked how he has been able to steady his nerves under the greatest pressure and sink so many putts, along with the hopes of his competition, he said, “It’s just fun. When I put myself in a position to win more often, it’s more fun.”

Question: How often do you put yourself in a position to win: a listing, offer, sale, price reduction, CITO, referral lead, FSBO, or an Expired listing? If you’re only out there in the arena every great once in a while, the pressure will get to you and cause things like flinching and choking and dry mouth. When you feel like you have to get them all, the pressure works against you, but when you put yourself into the arena every day, and feel like you don’t have to get them all and can stop trying so hard, then all of the practice and concentration pays off. 

So, how many appointments will you go on this week? How many conversations will you have with referral sources this week? How many buyers will you get into the office this week?  The market is the same for everyone, and your competition is going to do what they’re going to do.

Let’s all develop those three qualities that make Tiger Woods unbeatable:  constant skill improvement, concentration and fun. Take care of you, and the market will take care of itself.
