Floyd's Perspective...

Positive Club

The greatest gift.  Years ago, when the annual Masters Forum was held in December, Linda and I invited about 30 students into our home for a holiday get-together.  As a token of our care and an opportunity to share a positive principle, Linda gave each person a holiday ornament with the inscription “The greatest gift we can give to those who love us is to be happy.”

As someone who loves a great many people in my life, I can attest to the fact that I am not at my happiest when even one of them is not happy.  I love my children and so my happiness is always a reflection of their level of happiness. I believe that we are never happier than the level of our unhappiest child.  I love my team, so if someone there is going through a tough time too, that can bring me down.  However, whether I’m up or down, how I project those emotions to the people in my life, can make all the difference.

Let me illustrate:  “How did your day go, sweetheart?” asks the spouse of the REALTOR®.  “It was miserable,” replied the REALTOR® with a sad face.  “The mood in the office is down, we lost two deals today and I’m just feeling depressed.”  If you were the spouse how would you feel at this moment?  Pulled down?  Sad?  Hurting for the one you love?  What is the value of ‘dumping’ on family when we know it’s going to affect them negatively?  It’s all in the delivery!  Now I’m not advocating keeping it all in.  I think there is great value in the ability to open up with each other and talk about what’s bothering us.  Remember this though--it’s all in the delivery.  You might have heard the old saying “fake it until you make it!”  Sometimes that’s exactly what we have to do in those instances when we’re feeling negative so that we’re not spreading that emotion to those we care about.  

Let’s rewind.  Replaying that scene with the ‘greatest gift’ in mind might sound something like this:  “How did your day go, sweetheart?”  REALTOR® reply:  “Well, there were a few character building bumps today.”  “It’s nothing that can’t be overcome.   I learned some valuable lessons today so I guess I’m smarter than I was yesterday.”

I believe if we can put on a happy face to, for and around the people in our lives that care for us they will be happier.  That’s a small price to pay for "such a big of reward."

Selling the smile.  If you’re a salesperson, you think in terms of benefits.  So let’s list several specific benefits to you of putting a smile on your face with the ones who love you.

  1. Your family and friends will feel more confident, secure and have more peace of mind knowing you are fine.
  2. The law of attraction would say that you will attract more ‘happy faces’ to you.
  3. The law of positive projection would cause good things to begin happening to you.
  4. You will ultimately be happier just because you are acting happier.  This is called the law of repetitive affirmations.
  5. You will be giving the greatest gift to those who love you.

So, this month I invite you to download your frame-able message:  “THE GREATEST GIFT YOU CAN GIVE TO THOSE WHO LOVE YOU IS TO BE HAPPY.” Post it somewhere conspicuous and remember for those times when you’re not feeling it – ‘fake-it.’

Soft Market Selling Tips

Today's low hanging fruit...

Low hanging fruit looks the easiest to reach and ripest for the picking. It isn’t, however, always the sweetest to taste. If you’ve ever tried to work death notices or divorces as a source of business, you know they can be bitter and tough to swallow.

Today’s ‘low hanging fruit’ looks like it’s the foreclosure - short sale market, along with REO and bankruptcies.  If the predictions about future waves of foreclosures come true, these sources will be a significant percent of sales this year. Maybe even as much as a third of the transactions.

The short sale experts tell us that most homeowners faced with foreclosure don’t even know they have alternatives. While there are some people willing to just walk away from a house and let foreclosure happen, more people would prefer to avoid that level of damage to their credit. They just don’t know how and this is where we can help.

Become an expert on the alternatives to foreclosure (or form an alliance with a short sale expert), and then call everyone in your Book of Business first, and ask, “With so many homeowners in trouble, I’ve become expert in helping people avoid foreclosure. Who do you know who might need to know they have alternatives at this point?”

The people in your Book of Business may need your help, but be too proud to ask. Or they may know someone who needs your help. Think of your best referral sources first, and then go after the low hanging fruit. It’s the least we can do for the people who do so much for us.

Now here’s the potential “down” side to working short sales. It doesn’t always pay off financially. The “up” side is that it can pay off in a get by giving kind of way. You will build some very real, very good karma by helping people avoid the devastation of a foreclosure.

And it’s the right thing to do to begin healing our markets, and repairing the damage that has been done to our economy. North America needs a strong real estate market to have a strong economy. We can contribute to that healing one saved home and one saved homeowner at a time.

Q:  Gary, what does it mean to you to become a Master Trainer?
A:  Floyd says that a Master is a consummate professional and has the ability to work with his hands, mind, heart and soul.  I also believe that it is the willingness to make mistakes and learn from them, yearly, monthly, weekly and even daily.
                    
 
 
 
Q:  What was involved in realizing this goal of "Master Status?"
A:  I believe it all started with putting things in its proper prospective. 
 
  • GOD- Knowing that everything I do or have is by the grace of God.
  • FAMILY- Always putting my family first and making it a point to let them know how thankful I am for them and what they allow me to do.
  • SELF- Knowing that I need to take care of myself physically and spiritually.
  • BUSINESS- Investing time daily into advancing my skills and building relationships.

Q:  Tell our readers a  little about your history with the company?  How you got here, number of students, etc.
A:  I was introduced to a Floyd Wickman Program as a REALTOR® in 1996 and then in 1997 this system changed my life forever.  After working with and learning from my trainer Mary Johnson, I knew that when I grew up I wanted to be just like her! I was invited to come to Detroit in August of 2004 and 1000 + students later here we are!
 
Q:  How do you feel you can make a difference?
A:  I just want to take Floyd's message that changed my life years ago and pass it forward one student at a time!

Steven Poscente:  Busy with More Than Just Business...                  
 
Not only is leaving people better than he found them through training and speaking a passion of Steven's so is staying involved in his sporting passions: Ice Hockey and Triathlons.  Depite a busy training schedule and devotion to family time as a husband and father, he is leading both of his hockey teams into the playoffs and competing in his 12th Triathlon.
 
When asked how he fits it all in he proudly says "good usage of my S.M.A.R.T. Week and sleep deprivation." Good luck in your upcoming contests Steven!
