Pricing Listings Right: Floyd Wickman's Timeless Advice

I cannot tell you how often Floyd Wickman is quoted on our R Squared calls. 

By me, surely, but also by dozens of students each week. 

As they give their advice to their fellow-agents, they repeat – word-for-word – Floyd’s statements.  Statements that have guided us through good markets and tough markets, helping us make wise business and personal decisions along the way.

One that came up just last week was,

“There’s nothing wrong with any listing that the right price and terms won’t cure.”

A student attended a listing appointment and discovered that the myriad of “improvements” the Sellers had made – though costly – had greatly diminished the value.  They’d put the refrigerator in the living room, the stove on the deck (calling it an outdoor kitchen) and even moved some kitchen cabinets into the living room.  There was no longer seating for sharing meals. 

They’d added two additional attic storage hatches into the ceiling. 

And here’s the topper: all the work was done without a permit.

He walked away.

But his question to his team was, “What would you have done?”

So, I’ll ask you, dear reader.  What would you have done?

Most of those on his team said, “Walk.”

WWFS? What Would Floyd Say?

I think he’d tell you that if you lose it, lose it because you told them a price they wouldn’t accept. 

I think he’d say, “There’s nothing wrong with any listing that the right price and terms won’t cure.”

Over the course of my career, I’ve heard so many agents say they rejected a listing because it was a mess or neglected or the Sellers wouldn’t do the staging/clean-up, or the location was impossibly undesirable. 

Those are the wrong reasons. 

I believe Floyd.  At the right price, every property will sell.  You’ve seen it.  I know you have. 

A “garbage house” – literally – that sells to an investor.  A property that is so dirty, you can’t imagine sitting down, much less eating a meal there, yet someone buys it and flips it.

Do Sellers have to do repairs and clean up?

No.  They can sell without doing it.  

Say it with me, now:  “AT THE RIGHT PRICE.”
