What’s Your Close Ratio? Why Referral Leads Convert Better for Real Estate Agents

Floyd Wickman said, “It’s numbers, or it’s nothing.” 

While that applies to a lot of situations, let’s focus on your own close ratio and how you can improve it with ease.

How many leads did you generate in 2025? 

And of those, how many converted to listings for you? 

That would be your personal close ratio.  

A recent NAR statistic said the “average” Realtor converted between .04 and 1.12 listings per 100 leads generated. 

That means that when an agent buys 100 leads, contacts them, and follows up with them, they generate between about one listing (or fewer).

Let’s compare that close ratio to contacting people you know and asking for their business or a referred lead from them.  

Each week, those in our coaching program report their numbers.  For 2025 they generated 3715 referred leads, and converted 1333 of them to listings. 

That means the average student in our coaching program (R Squared Coaching) took 36% of the leads they generated and converted them to listings, without paying a referral fee.

Quite a difference, wouldn’t you say? Over 1000% more effective.  

Now, besides Wickman students being better trained than the “average” agent, there’s got to be another reason their close ratio is so high. And there is.  

Instead of recommending our students buy leads and follow up with 100 strangers, we recommend they deepen relationships with people they know and people they have something in common with. 

We teach them dialogues that include asking for referred leads, then we track their results and praise high close ratios. 

Of course, many of our students send mailings, call/text, and even gift these same relationship-people.  So, prospecting this way isn’t completely free.  But it is clearly much more productive.  

It’s an effective use of time, too, because instead of following up with 98%+ leads you paid for without generating the listing, you are following up with people who know you, like you and trust you. 

You are generating referred leads from them, and those leads are easier to close – which saves you even more time.
