Struggling to Get Listings? Here's Where to Start
Jul 31, 2025“I’ve been struggling to get listings lately. How are you guys getting new ones right now?”
I see a variation of this question literally every day in Facebook groups, usually posted anonymously.
It is absolutely the best question you could be asking because listings are the name of the game.
Listing is a relationship game and you must begin by conditioning the people you know to think of you when they have a real estate conversation with someone they know.
We want them to know you, like you and trust you. And these folks must not only hear from you, but also see you consistently. People trust what they see.
But your sphere of influence may not provide enough leads in today’s market. Let’s look at some other sources you might choose to cultivate.
Where is the lowest hanging fruit? In For Sale By Owners and Expireds. They certainly “thought” about selling their homes – and some will list with a broker to sell.
Next, take a look at all the people who provide services for people who are thinking about selling. Build relationships with them as vendor partners.
Consider attorneys, senior living facilities, moving companies, auction houses, consignment companies, home improvement companies, asset managers at banks, and the list goes on.
Then there are the companies who will tell you they have the magic algorithm that can identify and predict who is going to sell. If you have more money than time, buying their leads might be your answer.
But that’s not usually the case with agents who are struggling to get listings. They usually have more time than money. If that describes you, nurture the relationships with people you know, and create relationships with people you don’t know who serve those who are thinking of selling.
